Relocating to Boise and the Treasure Valley

Thinking about moving to Boise or somewhere else in the Treasure Valley? You're in good company. People come for the outdoor lifestyle, four real seasons, and a slower pace than most big cities. Relocation is a big part of what we do at National Broker Connect Real Estate, and this guide covers what we walk our out-of-state clients through first.

Picking the right town

The Treasure Valley is a collection of cities that each feel a little different. Here's a quick overview to start with:

  • Boise: the capital and largest city, with a walkable downtown, the North End's historic homes, and the foothills trail system right at the edge of town.
  • Meridian: newer neighborhoods, lots of parks, and easy I-84 access. Popular with families.
  • Eagle: a small-town downtown, larger lots, and golf and foothills communities.
  • Star and Middleton: fast-growing towns with lots of new construction and a quieter feel.
  • Nampa, Caldwell, and Kuna: some of the best values in the valley, with plenty of room to spread out.
  • McCall and Cascade: mountain lake towns a couple of hours north, popular for second homes.

What homes cost

Prices vary a lot by town. Ada County (Boise, Meridian, Eagle, Kuna, Star) has a higher median price than Canyon County (Nampa, Caldwell, Middleton). For the latest numbers, see our monthly Treasure Valley market update, and tell us your budget so we can show you where it goes furthest.

Buying a home before you move

  • Get pre-approved early. A local lender who knows Idaho can make your offer stronger.
  • Tour homes by video. We do live video walk-throughs so you can rule homes in or out before you travel.
  • Make your trip count. When you do visit, we line up the homes and neighborhoods that fit, so your time here is focused.
  • Sign and close remotely. Much of the paperwork, and often the closing itself, can be handled from wherever you are now.

Things movers ask us about

  • Commutes: I-84 and Eagle Road are the main routes and can be busy at rush hour, so it is worth checking the drive from any home you're considering to work.
  • Schools: school assignments vary by address, so we confirm them for every home you look at.
  • Weather: Boise has hot, dry summers and cold winters with modest snow in the valley. The mountains get far more snow.
  • New construction: a big share of homes for sale are new builds. See our new construction guide before you visit a model home.

Why work with a local broker

Our designated broker, Jimmie Miller, has 33 years in real estate, and we work with families relocating to Idaho every week. We know which neighborhoods fit which lifestyles, how the new construction communities compare, and how to make a long-distance purchase go smoothly.
