The builder's agent works for the builder
The friendly sales rep in the model home represents the builder, not you. Having your own agent gives you someone on your side to compare builders, negotiate, and watch the details. In most cases the builder pays the buyer's agent commission, but compensation can vary, so we confirm the arrangement up front.
Important: many builders require your agent to be with you, or registered, on your first visit to the community. Call us before you walk into a model home so you don't lose the option of having your own representation.
How to compare builders and communities
- What's included: base price versus upgrades. The model home usually shows thousands of dollars in options.
- Lot premiums: corner lots, larger lots, and lots that back to open space often cost extra.
- HOA fees and amenities: pools, parks, and clubhouses come with monthly or annual dues.
- Warranty: what's covered, for how long, and how the builder handles service requests.
- Timeline: a quick-move-in home can close in weeks, while a to-be-built home can take many months.
Builder incentives
Builders often offer incentives such as mortgage rate buydowns, help with closing costs, or upgrade credits, especially on homes that are already built.
