194 Cottonwood Creek Road, Boise, ID 83716

Property Description

Here it is folks, the everything bagel of properties, creek frontage, borders public land, spring water, irrigation water rights, timber, meadows, hunting, fishing, cabins and barely over an hour from SE Boise! This 24.93+/- acre property is 2 miles from the northern portion of Arrowrock Reservoir, behind a locked gate, an old retreat with several cabins, barns and sheds, some dating back 100+ years. Flat meadows lie on either side of the trout running Cottonwood Creek, allowing for multiple building sites or crop development with the 4.80 acres of water rights from the creek. One of the few opportunities to buy ground surrounded by the Boise National Forest and enjoy the big game hunting opportunities of Unit 39. A spring up Tom's Gulch used to provide domestic water throughout the camp, with some work on that and the cabins, you could return this property to its former glory and create the ultimate retreat, hunting camp or place to store all your toys to explore the national forest or reservoir.
