I shot a short video talking about CBH Homes. They are one of the largest builders in Boise. They are what I would consider a value builder, meaning a buyer is going to get a quality built home at a terrific price point. While you can upgrade just like any traditional new home, a typical CBH Home will not have a lot of the upgrades you will find in higher end homes such as interior wall insulation, granite counter tops and high end wood cabinets. Again, those items are available to upgrade, but are not standard as they are in some homes.
I really like CBH Homes because of the value. They provide a great opportunity for many buyers to afford a newly constructed home that they otherwise may not have been able to afford.
So why use a Realtor when purchasing a new construction home? I plan on going into more details on that subject another time, but here are three quick and important things to remember when purchasing a new construction home:
That smiling salesperson in the sales office of the model home is there to represent the seller, in this case, the seller. That doesn't mean they won't do a good job for you, but it does mean they will be representing both parties during the sale.
A buyer's agent, such as myself, are trained to review the contracts with you and help you to make sure you are getting a good deal, avoid surprises, and make sure you understand the process.
Your Realtor will fight for you if the transaction takes a bad turn and will represent your side of the deal. Just as I mentioned in the first bullet point, it is important to have someone on your side of the transaction.
As I mention in the video, there is no cost to you in having a Realtor with you.
